Objectives

ACCLT is a community run organisation aiming to build/renovate genuinely affordable homes for rent or lease based on local wages in Adur which are below the national average. As long term stewards of housing, homes will be asset locked and community owned in perpetuity and never be sold on for profit. 

  • 83% of Adur households cannot afford market priced housing and 70% of needed homes are 1/2 bed
  • 141 affordable homes are needed every year to meet current demand
  • ACCLT is hoping to find and use small brownfield and infill sites for affordable homes
  • Academic achievement in the Adur district is  below national average affecting residents prospects for good housing into the future
  • Building ground up community support for affordable homes, we will contribute to and influence local housing policy and create a broad base of support when applying for future capital funding for development projects  
  • The average age of first time home owners has risen well into the 30's and rental accommodation is expensive at an average £900 for a 2 bed rental not allowing couples to plan for a growing family
  • Many older people are stuck in financial need and struggle to find affordable accommodation
  • Building membership and engaging Adur residents in this community project will be vital in demonstrating need and community support for affordable, sustainable homes 
  • We are part of the 300 strong and growing Community Land Trust Network  in the UK 
  • National and Local Government are recognising the special ability CLT's have to deliver on local housing and to keep homes asset locked for their communities
  • The housing crisis is not going away and covid will also have had a detrimental impact on housing need
  • We expect to continue working to address housing need long into the future
  • Many older people are stuck in financial need but do not necessarily qualify for social housing
  • ACCLT wishes to ultimately address these and other housing needs across the Adur

Activities

  • We are building community support with almost 250 members and informing residents about the need for affordable homes through community engagement events
  • ACCLT is involving our members in the discussion and opportunities for community action towards affordable homes
  • We are creating a land/homes strategy and  homes allocation policy that will fairly reflect the needs of the Adur community
  • We want local residents to know there is a local Community Land Trust that stands for affordable homes in Adur and have the opportunity to input into important policy decisions
  • Members will be able to volunteer, stand as board members and have a say on what types of homes are built or renovated and where
  • We are building our membership, good governance and a solid base to support applications for capital funding for development projects
  • Community Land Trusts can raise capital funding by issuing community bond or share offers and borrowing from ethical lenders
  • Ultimately we will house future Adur residents as tenants in truly affordable, sustainable homes that are community owned
  •  We will demonstrate that our board recruitment represents a wide cross section of our community
